City of Reno leadership and planning commission,
I stand with the thousands of voters and concerned citizens who would be impacted if Duncan Golf’s Zoning Map Amendment LDC25-00061 were to be approved. Vote “No” to Duncan Golf’s application that would ruin the Lakeridge community and put all open space land currently zoned Parks Greenways Open Space (PGOS) across the entire City of Reno at risk of being eliminated.
The facts support a “no vote” on Duncan’s re-zoning application:
Granting Specific Planning District (SPD) for 155 acres when there is only a conceptual plan for 12 acres opens the door to piecemeal development, which is inconsistent with the city’s master plan of logical and orderly growth.
Land zoning must be consistent with the Reimagine Reno Master Plan. The City of Reno specifically re-zoned the 155 acres in 2005 as Parks Greenways Open Space (PGOS), and a 2022 staff report to the Planning Commission wrote: “The current neighborhoods within the Master Planned Community of Lakeridge that surround the golf course have grown and developed with the presumption that the golf course would remain an open space… Losing open space has impacts to elements such as public value, viewsheds, traffic and overall neighborhood character…”
A re-zoning to SPD would create an endless possibility of outcomes: more density, compromised safety and quality of life with increased noise and traffic, and negative impacts to property values all while losing natural beauty, wildlife and natural firebreaks prominent with the open space.
Duncan’s 12-acre “hotel and spa” conceptual plan is a smoke screen. Re-zoning 155 acres sets the city and its constituents up for a repeat of the Lakeridge Tennis Club debacle.
There is no compromise that includes all 155 acres being re-zoned to Special Planning District!
Say NO and send Duncan Golf back to the drawing board.
